Zwei Wohntürme mit je 44 Metern Höhe und zwölf Stockwerken sind seit kurzem im Arnulfpark an der S-Bahn-Stammstrecke in Bau: der eine nahe der Hackerbrücke und der zweite auf Höhe der Donnersbergerbrücke, also jeweils am Ost- und Westende der Siedlung, die seit ein paar Jahren auf dem ehemaligen Containerbahnhof Gestalt annimmt. Damit nähert sich eines der größten innenstadtnahen Entwicklungsgebiete seiner Vollendung. Fertiggestellt sein könnte das Neubauviertel im Jahr 2012. Insgesamt sollen fünf Türme mit je 44 Metern Höhe entstehen. Die fünf Objekte verschlingen inklusive Grundstückskauf nach Angaben des Projektmanagements 177 Millionen Euro.

Momentan strebt das Stadtquartier rasant in die Höhe: Von der obersten Etage der beiden Wohn-Hochhäuser wird man einmal einen schönen Rundblick genießen können. Sie sind unter dem Titel "Central & Park" das jüngste Projekt in der Siedlung. Im Erdgeschoss sind kleine Läden und Büros vorgesehen, darüber 92 Einheiten mit insgesamt 12 700 Quadratmetern Wohnfläche: vom exklusiven Loft - einem 200-Quadratmeter-Domizil - bis zum Appartement. Eigentümer der beiden Wohntürme ist die Axa Lebensversicherung AG. Sie erwarb die Hochhäuser von der Münchner Gesellschaft Alpha Invest Projekt, die im Rahmen ihres Vorhabens "Central & Park" entlang den Bahngleisen nach und nach auch mehrere Bürogebäude errichten will. Eines davon wird gerade zwischen den beiden Wohntürmen errichtet - als zinnenförmiger Komplex mit begrünten Innenhöfen und mehreren Dachterrassen, der einmal 650 Arbeitsplätze beherbergt. Alle drei Objekte werden voraussichtlich im ersten Quartal 2011 vollendet sein, kündigt Alpha Invest Projekt an.

Die Gesellschaft kleidet die von ihr geplanten und entwickelten Wohn-Hochhäuser sowie das Bürogebäude mit Naturstein ein. Diese soll einen "eleganten, urbanen Eindruck vermitteln, wie man ihn zum Beispiel in Manhattan am Central Park findet". So erklärt sich auch der Name des Projekts: zum einen durch die architektonische Verwandtschaft zur amerikanischen Ostküstenmetropole und zum anderen durch seine zentrale Lage im Arnulfpark. Das Planungsteam Kahlfeldt Architekten, Ekert Probst Architektinnen und fpa Frank und probst Architekten wählte - im Gegensatz zu anderen Bauwerken im Arnulfpark - bewusst ein formal klassisches Ensemble.

Im zweiten Bauabschnitt von "Central & Park" möchte Alpha Invest Projekt einen Büroturm mit zwölf Etagen und 44 Metern Höhe errichten lassen sowie einen weiteren Bürokomplex. Andere Investoren errichten am westlichen und östlichen Rand des Arnulfparks zwei weitere Büro-Hochhäuser mit ebenfalls zwölf Stockwerken: Der "Skygarden" steht gleich an der Hackerbrücke, ihn zeichnen integrierte Wintergärten und Glasflächen aus. An der Donnersbergerbrücke, beim früheren Heizkraftwerk, wächst das "Metris", ein mehrfach gegliederter Komplex, bis in 44 Meter Höhe. Das Ensemble von fünf Hochhäusern an der Bahntrasse lässt die Firma Alpha Invest Projekt schon heute "einen Hauch von Manhattan" spüren. Die Hochhäuser schließen den Arnulfpark nach Süden hin ab. Zum emsigen Treiben dort trägt auch der Bau zweier Hotelkomplexe bei, diese sind allerdings ein wenig niedriger geplant.

Das Ehepaar Hirsch erwarb frühzeitig eine Wohnung im Arnulfpark und konnte so den Grundriss mitgestalten

"Der Hauptbahnhof ist das Herz. Und die Züge, die hinein- und hinausfahren, sind die Venen und Arterien." Hans Hirsch ist pensionierter Mediziner und blickt von seinem Balkon im Arnulfpark direkt auf die Gleistrasse. Als einer der ersten Bewohner des Arnulfparks bezog der 66-Jährige mit seiner Frau im Juni 2006 eine Eigentumswohnung und verkaufte sein Acht-Zimmer-Haus in Pfaffenhofen an der Ilm. Die beiden fühlen sich wie "Pioniere", denn "wir haben die Geburt des Viertels miterlebt".

Anfangs war zwischen Hacker- und Donnersbergerbrücke eine Ödnis. Bei der ersten Besichtigung im Winter 2004 sah das Ehepaar ausrangierte Bahnflächen, die teilweise mit Schnee bedeckt waren. Minutiös dokumentierte der Hobbyfotograf jeden Schritt auf dem Weg zu seiner neuen Immobilie. Eine Simulation vom ganzen Quartier, das war das einzige, was das Ehepaar damals in Händen hielt. Und einen Grundriss der Wohnung. Sonst nichts. Eine Musterwohnung gab es nicht. So hatte ihre Entscheidung etwas von einem Blind Date: "Wir haben nach einem Plan gekauft, aber wir hatten Glück", resümiert Hans Hirsch. Erstaunlicherweise seien in diesem frühen Stadium schon alle Wohnungen in dem Haus vergeben gewesen, auch ihre eigene: Die Vorbesitzerin habe zum Glück überraschend ihre Pläne geändert und abgesagt.

Schnell sicherte sich das Ehepaar die Immobilie: Das war im Juli 2004. Schon damals hatte es keinen Zweifel, seine Traumwohnung gefunden zu haben. Den beiden vorausschauenden Rentnern passte die zentrale und verkehrsgünstige Lage sehr gut, der Grundriss und die rollstuhlgerechte Ausstattung. Auch mit dem Preis waren sie zufrieden.

Wichtig war ihnen auch, dass jedes Zimmer ein Fenster hat, insbesondere Küche und Bad. Gerade den Sanitärräumen fehlen nach den Beobachtungen von Marianne Hirsch oft Fenster, häufig besitzen sie nur ein Lüftungssystem. Eine solche Nasszelle wollte das Ehepaar aber unter keinen Umständen, sondern ein helles, geräumiges Badezimmer, wo man das Fenster sperrangelweit öffnen kann - ebenso in der Küche. Das kleine Reich so mancher Frau werde von Architekten und Bauträgern bisweilen stiefmütterlich behandelt und zu klein geplant, berichtet Marianne Hirsch von den Wohnungsbesichtigungen.

In ihrem Fall war die Küche sogar zu groß. Das war aber kein Problem. Der Grundriss ließ sich noch leicht ändern; dies sei der größte Vorteil, wenn man eine Wohnung ganz früh kaufe, im Planungsstadium und weit vor dem Baubeginn. "Dann hat man noch große Einflussmöglichkeiten", sagt Marianne Hirsch. So wurde die Wand zwischen Küche und Arbeitszimmer versetzt. Das Büro ist nun viel geräumiger und die Küche trotzdem groß genug.

Fliesen, Böden, Türen und Waschbecken konnte das Paar selbst aussuchen. Eine Badewanne ließen die neuen Bewohner des Viertels gar nicht erst einbauen, sondern begnügten sich mit einer Dusche - auch aus pragmatischen Gründen. "Wer hilft Ihnen denn rein und raus in die Wanne, wenn Sie alt sind?", begründet die 62-Jährige ihre Entscheidung.

Und außerdem lässt sich auf diese Weise eine Menge Wasser sparen. Eine Badewanne sei heutzutage schlichtweg Energieverschwendung. Die 80-Quadratmeter-Wohnung verschlingt im Übrigen viel weniger Nebenkosten als das einstige Haus des Paares, das doppelt so groß war. 40 Quadratmeter groß war allein das Wohnzimmer. Trotzdem sei auch im jetzigen Platz für die lange Schrankwand aus Eiche, von der sich das Paar nur ungern getrennt hätte. So habe man das gute alte Stück von Pfaffenhofen nach München mitnehmen können. Und auch die Schlafzimmerschränke passten problemlos in das neue Domizil.

Im alten standen zuletzt gleich mehrere Räume leer, waren doch die beiden Töchter schon lange nach München gezogen. Auch die Senioren bereuen ihre Entscheidung nicht, vom Ortsrand Pfaffenhofens fast mitten in die Großstadt gezogen zu sein: In ein Quartier, das bald 2200 Einwohner 7300 Arbeitsplätze und zwei Hotels besitzt. Doch "hier ist es genauso gemütlich", befindet das Paar.

Als Hans Hirsch im Januar 2004 seine Arztpraxis in der 24 000-Seelen-Gemeinde aufgab, hatte er eine Vision: Sich rechtzeitig für das Alter in einer barrierefreien Wohnung in verkehrsgünstiger Lage einzurichten - ohne ständiges Treppensteigen, ohne Schneeräumen, ohne Gartenarbeit. "Wir wandern am Wochenende lieber als den Garten zu pflegen." Früher mussten Marianne und Hans Hirsch mindestens eine Stunde lang Auto fahren, um nach München zu kommen. "Die Heimfahrt nach einem Konzert im Winter, das war schlimm", erinnerte sich Marianne Hirsch.

Etliche Autofahrten galt es freilich noch wegen der neuen Wohnung zu absolvieren. Im Februar 2004 begann die intensive Suche. Wer nach München ziehen will, sollte sich nach Auffassung des Paares vorab zwei Fragen stellen: Was kann ich mir leisten, und welches Stadtviertel passt am besten zu mir?

Das Ehepaar liebäugelte anfangs mit Schwabing und interessierte sich für drei unterschiedliche Objekte. Doch Hans Hirsch erschienen alle viel zu teuer, eine vergleichbare Wohnung habe damals 40 000 bis 50 000 Euro mehr gekostet als die jetzige im Arnulfpark. Für diese bezahlten die Senioren 260 000 Euro (inklusive Tiefgaragenplatz), was sie als tragbar empfanden. Im westlich gelegenen Zwillingshaus, das ein halbes Jahr später gebaut wurde, habe eine Wohnung entsprechender Größe dann schon 20 000 Euro mehr gekostet.

Auch Haidhausen und die Theresienhöhe waren in die engere Wahl gekommen. Beide Stadtteile schieden wie Schwabing jedoch aus Kostengründen aus. Im Neubauviertel an der Theresienhöhe hätte man zudem noch jedes Jahr das Oktoberfest und dessen Lärm vor der Haustüre gehabt, was Marianne Hirsch keinesfalls wollte.

Auch Wohnanlagen auf der Panzerwiese und beim Westpark waren im Gespräch, lagen dem Ehepaar aber schließlich viel zu weit draußen. Hans Hirsch weiß es zu schätzen, dass er vom Arnulfpark bequem zu Fuß zum Hauptbahnhof gehen kann und seiner Frau gefällt es, dass sie die Donnersbergerstraße in der Nähe hat, wo sie gern zum Einkaufen hingeht. Zum Konzert oder zu einer Lesung in der Innenstadt sind es nur ein paar Fahrminuten mit der S-Bahn.

Die Wohnung liegt im zweiten Stock eines gelb gestrichenen Komplexes an der Marlene-Dietrich-Straße, etwa in der Mitte zwischen Hacker- und Donnersbergerbrücke. In dem sechsgeschossigen Haus gibt es zwölf Parteien. Die Neu-Münchner leben unter einem Dach mit Angehörigen fast zehn verschiedener Nationen, darunter zum Beispiel Portugiesen, Koreaner und Türken, wie Hans Hirsch berichtet, der im Stadtviertel Neuhausen geboren wurde. "Das ist hier bunt gemischt. Das genießen wir." Aber auch das Miteinander von Jung und Alt gefällt den beiden Senioren. Im Arnulfpark leben viele Familien.

Gerne steht Hans Hirsch auf seinem Westbalkon und beobachtet die Züge. Fast jede Minute ist einer zu sehen. "Ein ICE gleitet lautlos vorbei." Das Fahrgeräusch der zahlreichen S-Bahnen höre er kaum. Nur die BOB, die Bayerische Oberlandbahn, sei im Freien manchmal gut zu vernehmen, "sie pfeift wie ein Schiffshorn". Fazit des Neu-Münchners: "Es war in Pfaffenhofen lauter als hier." In der idyllisch gelegenen Gemeinde im Norden Münchens habe man die Maschinen, die auf dem Flughafen im Erdinger Moos landeten, zwar nicht gesehen, aber sie sehr wohl gehört.

Drinnen in ihren neuen vier Wänden im Arnulfpark genießt das Paar die Ruhe: kaum ein Geräusch, weder von den Zügen noch von den Nachbarn. Die Fenster und Räume seien gut isoliert, lobt Marianne Hirsch. Schließlich sagt sie sichtlich stolz: "Wir merken nicht, dass wir mitten in der Großstadt wohnen."

"Wir haben die Geburt des Viertels miterlebt"
Das Ehepaar Hirsch erwarb frühzeitig eine Wohnung im Arnulfpark und konnte so den Grundriss mitgestalten

"Der Hauptbahnhof ist das Herz. Und die Züge, die hinein- und hinausfahren, sind die Venen und Arterien." Hans Hirsch ist pensionierter Mediziner und blickt von seinem Balkon im Arnulfpark direkt auf die Gleistrasse. Als einer der ersten Bewohner des Arnulfparks bezog der 66-Jährige mit seiner Frau im Juni 2006 eine Eigentumswohnung und verkaufte sein Acht-Zimmer-Haus in Pfaffenhofen an der Ilm. Die beiden fühlen sich wie "Pioniere", denn "wir haben die Geburt des Viertels miterlebt".

Anfangs war zwischen Hacker- und Donnersbergerbrücke eine Ödnis. Bei der ersten Besichtigung im Winter 2004 sah das Ehepaar ausrangierte Bahnflächen, die teilweise mit Schnee bedeckt waren. Minutiös dokumentierte der Hobbyfotograf jeden Schritt auf dem Weg zu seiner neuen Immobilie. Eine Simulation vom ganzen Quartier, das war das einzige, was das Ehepaar damals in Händen hielt. Und einen Grundriss der Wohnung. Sonst nichts. Eine Musterwohnung gab es nicht. So hatte ihre Entscheidung etwas von einem Blind Date: "Wir haben nach einem Plan gekauft, aber wir hatten Glück", resümiert Hans Hirsch. Erstaunlicherweise seien in diesem frühen Stadium schon alle Wohnungen in dem Haus vergeben gewesen, auch ihre eigene: Die Vorbesitzerin habe zum Glück überraschend ihre Pläne geändert und abgesagt.

Schnell sicherte sich das Ehepaar die Immobilie: Das war im Juli 2004. Schon damals hatte es keinen Zweifel, seine Traumwohnung gefunden zu haben. Den beiden vorausschauenden Rentnern passte die zentrale und verkehrsgünstige Lage sehr gut, der Grundriss und die rollstuhlgerechte Ausstattung. Auch mit dem Preis waren sie zufrieden.

Wichtig war ihnen auch, dass jedes Zimmer ein Fenster hat, insbesondere Küche und Bad. Gerade den Sanitärräumen fehlen nach den Beobachtungen von Marianne Hirsch oft Fenster, häufig besitzen sie nur ein Lüftungssystem. Eine solche Nasszelle wollte das Ehepaar aber unter keinen Umständen, sondern ein helles, geräumiges Badezimmer, wo man das Fenster sperrangelweit öffnen kann - ebenso in der Küche. Das kleine Reich so mancher Frau werde von Architekten und Bauträgern bisweilen stiefmütterlich behandelt und zu klein geplant, berichtet Marianne Hirsch von den Wohnungsbesichtigungen.

In ihrem Fall war die Küche sogar zu groß. Das war aber kein Problem. Der Grundriss ließ sich noch leicht ändern; dies sei der größte Vorteil, wenn man eine Wohnung ganz früh kaufe, im Planungsstadium und weit vor dem Baubeginn. "Dann hat man noch große Einflussmöglichkeiten", sagt Marianne Hirsch. So wurde die Wand zwischen Küche und Arbeitszimmer versetzt. Das Büro ist nun viel geräumiger und die Küche trotzdem groß genug.

Fliesen, Böden, Türen und Waschbecken konnte das Paar selbst aussuchen. Eine Badewanne ließen die neuen Bewohner des Viertels gar nicht erst einbauen, sondern begnügten sich mit einer Dusche - auch aus pragmatischen Gründen. "Wer hilft Ihnen denn rein und raus in die Wanne, wenn Sie alt sind?", begründet die 62-Jährige ihre Entscheidung.

Und außerdem lässt sich auf diese Weise eine Menge Wasser sparen. Eine Badewanne sei heutzutage schlichtweg Energieverschwendung. Die 80-Quadratmeter-Wohnung verschlingt im Übrigen viel weniger Nebenkosten als das einstige Haus des Paares, das doppelt so groß war. 40 Quadratmeter groß war allein das Wohnzimmer. Trotzdem sei auch im jetzigen Platz für die lange Schrankwand aus Eiche, von der sich das Paar nur ungern getrennt hätte. So habe man das gute alte Stück von Pfaffenhofen nach München mitnehmen können. Und auch die Schlafzimmerschränke passten problemlos in das neue Domizil.

Im alten standen zuletzt gleich mehrere Räume leer, waren doch die beiden Töchter schon lange nach München gezogen. Auch die Senioren bereuen ihre Entscheidung nicht, vom Ortsrand Pfaffenhofens fast mitten in die Großstadt gezogen zu sein: In ein Quartier, das bald 2200 Einwohner 7300 Arbeitsplätze und zwei Hotels besitzt. Doch "hier ist es genauso gemütlich", befindet das Paar.
